raised loft boarding for new build homes

Will Loft Boarding Affect My New Build House Warranty?

In short, no. Correctly installed loft boarding does not invalidate the NHBC new build warranty.

The NHBC warranty is a 10-year warranty that comes with most new-build properties. The warranty protects your new build by holding the builders accountable, ensuring all homes are built to NHBC standards. It accounts the builders responsible to repair anything that does not meet the NHBC standards. Such as a poorly installed roof structure.

You may have been told that installing loft boarding will invalidate your new build warranty as it could damage the structures in the loft. However, correctly installed raised loft boarding does not affect the new build warranty, compared to standard loft boarding.

Incorrectly installed loft boarding can lead to issues of damp and mould, which can quickly negativity impact the structure in your loft area. Therefore, if the loft boarding has not been installed by your builder. It could invalidate your warranty as the damage would be a result of your installation, not the work of the builders. So, you will be responsible for the repair costs.

In addition, the current regulations for loft insulation require 270mm depth. If you install loft boarding that squashes or removes the depth of insulation, this could void your warranty. This is because it prevents your insulation from working effectively. Which can lead to damp and condensation problems due to the lack of airflow in the insulation.

Squashing or removing loft insulation also reduces the energy rating for your home. In doing so you’re also invalidating the level of energy efficiency that the guarantee was issued on. So, you need to ensure your full 270mm depth of loft insulation is protected and can work effectively if you are looking to install loft boarding.
